Waterside Builders announces construction of a new home

Waterside Builders, Inc., a builder of custom luxury homes in Naples, Florida, announces the start of construction on a new home in Coquina Sands. The architectural design corresponds to the characteristic style of the renowned architectural office MHK Architecture & Planning. The home is located at 1405 Mandarin Road with fully custom interiors and furniture by Diana Horsley Design and a custom landscape design by Koby Kirwin of Residential Landscape Architecture.

“One of Naples’ original neighborhoods, Coquina Sands offers spacious residential lots within walking distance to the beach,” comments Mike Assaad, owner of Waterside Builders. “This new home is ideally positioned on a corner lot and benefits from an expansive, wide elevation and separate garages.”

Designed by MHK Architecture & Planning with interiors by Diana Horsley of Diana Horsley Design, the home’s interiors are the epitome of timeless elegance. “The interiors are comfortable and inviting, with an open floor plan and stunning kitchen,” adds Diana Horsley. “There are several stunning moments in the house, including the floating staircase and the eye-catching fireplace. Our main goal behind this design was to incorporate natural elements while maintaining an overall classic and chic aesthetic.”

The 6889 square foot under air home immediately greets guests in an open plan living room on the first floor with expansive views of the loggia and the dramatic pool area beyond. Natural elements are found throughout the home in flooring, fireplace surrounds, staircases and ceiling beams. Bathed in creamy neutral tones with dark woods and dramatic details, the great room conveys a tone of simple, unfussy sophistication. Accommodating up to eight people, the spacious kitchen island is the focal point of the stunning space, ideal for entertaining large groups or smaller home-cooked meals. A mix of dark and light cabinetry paired with brass accents and exposed shelving creates a truly unique space. Wolf and Miele appliances ensure the best dining experience, while the hidden service kitchen or butler’s pantry provides additional storage and a private space for pre- and post-party entertaining tasks.

The master suite with a separate hallway and two-door entrance offers an exclusive retreat. Homeowners enter the suite, bathed in natural light through the trio of hallway windows. The master bathroom sits midway between the two dressing rooms, each with a central closet island surrounded by custom closet spaces. The dramatic entry into the bathroom features a free-standing bath, separate shower, dual vanity units, dual water closets and a unique marble “rug” adorned with a natural river shell edging. Crisp, traditional white cabinetry pairs with satin brass hardware, Calcutta tiles and luminous detailing to create an ethereal, peaceful space.

Additional space on the first floor includes the living room, dining room and outdoor kitchen, complete with Lynx and Uline outdoor units. An ornate Havana silver backsplash tile contrasts with the Raven Ash outdoor cabinets to create a rich, custom outdoor kitchen design. Just off the outdoor entertaining area, stairs lead to a second floor private guest cabin with bedroom, bathroom and balcony, suitable for guests wanting total seclusion from the main house.

The lavish pool and lawn area showcases an elongated pool with oversized sunbed, spacious for four in-water lounges, a heated spa, and a dramatic fountain backdrop. A wraparound lawn provides additional green space that extends the view beyond the pool.

Upstairs, guests are greeted by the bonus room with wet bar and sliding doors to the second floor outdoor balcony. Four guest suites, complete with private baths and walk-in closets, offer the ultimate accommodation for an overnight or month-long stay. The neutral palette is continued upstairs with light oak flooring, natural cabinet stains, and creamy wall colors.
